Text Box: Nationally, FSBO sales comprise about 14 percent of real estate transactions in a good market. The other 86 percent are listed in the multiple listing service, or MLS, by real estate agents. Furthermore, half of the FSBO sales are the result of a friend or personal acquaintance of the seller. The majority of what is left is the result of an agent — who negotiates a sale by acting on behalf of a buyer.

Your “competition”, by using an agent, is taking advantage of additional resources.  They will likely reach more potential buyers and ultimately sell their house before a FSBO would.

Also, note that prospects often shy away from FSBO homes. Some fear legal problems because of the intricate paperwork involved. Some may worry the seller is not disclosing everything about the home's condition. Others may simply feel uncomfortable negotiating directly with the owner.  And while selling FSBO sometimes works out just fine — if there are no complications — there are most definitely elements of risk involved when going it alone.
